Head of Property Management

Salary: Up to £60,000

Location: Marylebone

We have been exclusively instructed on an exciting and unique mandate to help one of our core clients hire a Head of Property Management for their team. This is a newly created role that will focus on managing a mixed-asset portfolio, and help shape the direction of the existing team.

The 300 unit portfolio is predominantly residential, industrial, and retail, with a varied selection of residential properties, including purpose-built blocks, mixed-use parades, and smaller converted buildings.

This is a great opportunity to work in a growing client-side business who have high growth plans over the upcoming years.

Responsibilities:

• Line manager for property managers within the respective team
• Line manager for facility managers at sites
• Serve valid S20 notices and lead S20 major works process on residential blocks
• Preparing residential and commercial service charge budgets as necessary and monitoring budgets
• Ability to interpret commercial lease terms from commercial lease documents
• Minimise void periods by monitoring expiring tenancies and negotiate rental renewals in line with market trends
• Instruct and monitor letting agents on vacant properties
• Deliver training as necessary, particularly on management software
• Drive through consistent management and training excellent customer service standards throughout the department
• Ensuring maintenance of strictly accurate tenancy, charge, and compliance data in management software (Qube)

Requirements:

• Significant experience in either block management or commercial property management
• An excellent understanding of people management, with direct experience overseeing a team
• Accuracy, attention to detail, communication, and leadership skills
• Ability to successfully manage relationships with all key stakeholders
• Comprehensive knowledge of relevant legislation
