Are you an experienced Senior Property Manager with entrepreneurial spirit and style looking for a new opportunity with a Private Landlord and Property Development Company with good long term prospects? The company are a Private Landlord and Property Development Business established in 1993 based in Harrow. The business is stable and growing. The property manager will look after and manage a residential portfolio with a value of over £75m. They pride ourselves on an open friendly approach coupled with exceptional attention to detail and professionalism which we expect also from our Senior Property Manager.
The Role
The Senior Property Manager will work with a team 3, will manage over 200 properties comprising a mix regular AST tenants and leasehold flats. The manager will be granted a high level of autonomy and will report directly to the Director. A sound sense of judgement is required. Residential Property Management Monitoring rent collections and chasing tenants for arrears, drafting AST tenancy agreements, arranging gas safety checks, booking pre tenancy works, opening and checking new files, dealing with tenants , arranging and negotiating new rentals with agents, overseeing and arranging inspections, managing any problems that arise throughout the tenancy, handle repairs and refurbishment requests, dealing with builders, obtaining quotes for work required, arranging and managing builders and quality of work done, authorising payments for repairs done, complete attention to administrative accuracy, site visits, and much more. Experience with building works / repairs is preferred.
As the candidate will be working for the Landlord (rather than acting as an agent) the best way to describe this role is that the candidate must assume the role of Landlord and make decisions on the basis that each managed property was his own.
There is scope to learn and be work within Block Management if the candidate desires to broaden their experience; Setting service charge budgets, sending out annual ground rent and service demands, collecting and chasing arrears, banking, preparing schedule of works, section 20 notices, dealing with all repair enquiries from leaseholders, preparing leaseholders pre-assignment/sale packs, arranging portfolio insurance and negotiating terms, negotiating with contractors and arranging repairs, finding contractors, negotiating maintenance contracts for cleaning and gardening and more, quality checking works and arranging payment, site visits, preparation of monthly performance reports, and much more

The package
£45,000 per annum and training package
