A unique opportunity has arisen for a Residential Property Manager to join a Private Family Estate comprising a range of residential, commercial, and agricultural property. The estate is managed by a dedicated management team based at the Estate Office, located in a rural location within walking distance of Beaconsfield.
The residential property portfolio includes a range of houses, cottages and larger farmhouses, the majority of which are listed or located within a conservation area. They are let on agreements including ASTs, rent act tenancies and staff service tenancies.
You will be assisting the Estate Manager with proactively managing the day to day running of the residential portfolio in line with the wider business strategy, and will be responsible for ensuring the portfolio is fully compliant. You will also be overseeing the marketing of all let residential property (currently through third party agents), carrying out viewings, referencing tenants, preparing tenancy agreements and completing due diligence. You may be required to be on call out of core hours but this is usually limited to telephone/email response. In exceptional circumstances attendance to a property may be necessary.
Responsibilities will include:
• Overseeing marketing, inventories as well as handling the rent deposit process at the beginning and end of the tenancy• Keeping up to date with all relevant legislation and ensuring compliance across the portfolio including but not limited to monitoring and arranging electrical safety inspections, PAT testing, gas safety inspection and servicing , smoke alarms, carbon monoxide alarms and EPC• Managing tenants rent accounts and aged debts, chasing as appropriate in conjunction with accounts team• Agreeing and preparing documentation for rent reviews and renewals, to include residential tenancies, licences, short term commercial agreements, Wayleaves and Easements (Instructing solicitors where necessary)• Arranging check-ins/check-outs for tenant changeovers• Assisting with the insurance renewal• Receiving and implementing requests for property repairs and maintenance• Preparing and processing repair and maintenance job cards• Instructing sub-contractors and ordering materials as required by the Estate Manager• Carrying out periodic property inspections using the KPR property management application , produce reports and add maintenance works to the Propman management system.• Assisting the Estate Manager and consultants with the preparation for Trustees’ meetings• Instructing estate agents to sell residential property if required and assisting solicitors with enquiries, reporting to directors or directors’ advisors on progress• Assisting Accounts with monitoring the Tuesday Market.
Personal specification:
• Have relevant experience within property management• ARLA qualification essential / RICS qualification desirable• Experience using Propman property management software (or equivalent) desirable• A willingness to develop new skills and undertake relevant training as required• Be articulate and well presented• Some experience in instructing and monitoring minor refurbishments and individual maintenance tasks – training will be available as required, but a keen eye for detail is essential.
Working hours can be flexible and some remote working may be available, but core hours within the office will be essential.
The salary on offer will be in the region of £35,000 dependent on your previous experience. A company laptop, mobile phone and associated equipment will be provided.
