Our client are a reputable, highly established Property Investment Company and they are now looking for a Commercial Property Manager to join them due to increased growth.
They are looking for a customer service orientated Property Manager, who is responsive, collaborative and able to work with pace and a passion to meet customer’s (retailers) needs. A key member of the Property Management function of the Guest Service Team, working closely with the Senior Property Manager in providing strategic, legal and practical property management support to the GM’S and the business. The Property Manager will have an outward facing role in respect of being a key interface with customers (retailers) and other occupiers.KEY RESPONSIBILITIES
Business Rates
Support the proactive delivery of managing business rates at allocated centres, co-ordinating payments, rates mitigation strategies and rating appeals within agreed time frames. Obtain rates estimates from nominated rating agent where required for the GM/Leasing Team for allocated centres. Support the Senior Property Manager to facilitate training and advice to GM’s and central teams where identified on all rating matters including Intermittent Occupation and other cost mitigation methods.
Insurance
Support the Finance team and Senior Property Manager to co-ordinated building insurance renewals, including building values and loss of rent figures at allocated centres. Determine premium apportionments on allocated centres with the Finance team and arrange for consistent communication with customers.
Service Charge
To review, collaborate, advise and manage where appropriate delivery of service charge management in compliance with RICS and lease requirements. Prepare, review and appropriately advise on budget and reconciliation reports on allocated centres, in collaboration with GM’s, SPM and GCE team. RICS compliance must be considered and applied in all cases. Ensure and facilitate where necessary the timely completion and issuing of budget and reconciliation reports and information in compliance with RICS guidelines at allocated centres.
Property Management Database/Lease Data
On allocated centres, regularly check, review and verify lease data input on to Voyager by the Leasing Administrators to ensure accurate input against leases agreed and correct end reporting. Regularly review and liaise with the SPM and Leasing Administrators on data entries at allocated centres to ensure consistency in all data across the board. Collaborate with Leasing Administrators to ensure the timely upload of new leases are completed and tenancy schedules remain up to date on allocated centres.
Other
Provide proactive and prompt business support at allocated centres in the delivery of asset management, development and operational activities, where interpretation of industry standards, lease obligations and conditions are relevant considerations. Interpret occupational leases and advise (liaising with lawyers as required) GM’s and centre teams as appropriate. Proactively develop an understanding of business systems such as Salesforce, Anaplan, PowerBi and Voyager. Develop a strong working relationship with panel lawyers and liaise with Leasing Executives and Leasing Administrators on all leasing matters. Support the Investment Team and Senior Property Manager in due diligence activities associated with new acquisitions and disposals. Handle, manage and seek investment opportunities in the company portfolio of land strips. Manage the dilapidations process at allocated centres, working with consultants and on-site teams as necessary. Interpret, evolve and assist in the implementation and development of business procedures and processes as identified, in collaboration with other teams in the business. Proactively manage tenant lease applications at allocated centres including, but not limited to, subletting, assignments, shop fitting and terminations. Manage and co-ordinate external agents, lawyers and consultants effectively. Manage head lease reporting with the Finance team including co-ordinating head rent calculations where appropriate and manage consent requirements. Continuously seek to make improvements to the Property Management processes and systems, to enhance customer experience and leverage/optimise business efficiency. Contribute to the credit control process to ensure income maximisation. An active and influential role of the working group assessing turnover sales data to include a working process to ensure customers are billed as per turnover calculations held in the leases without delay, review the analytic output arising to improve trading insight. Undertake financial administration tasks as required. Undertake and liaise with the Senior Property Manager on delegated tasks where necessary. Provide regular and concise updates to the Senior Property Manager on tasks and matters arising at allocated centres and relevant project work

Our client are looking for someone with previous commercial property management experience including property management software.
This role is initially a 6 month fixed contract which could be extended.
