Our client procures, develop, lease, and manage commercial properties in the UK. They own all their premises, many of which are in prime sites. This well-established business based well-appointed offices in the countryside manage residential, student rooms and a wide variety of commercial and retail premises. Reporting to the Head of Commercial & Development.
Purpose of Job
- To manage the commercial portfolio effectively and professionally in order to maximise growth and minimise risks, and for it to achieve its goals in line with those of the business.
Key Objectives

To maximise value of the portfolio by minimising voids and maximising rental income

To appropriately and professionally manage the properties and tenants to ensure that the condition of properties, tenant relationships, and all legal documentation is properly maintained and up to date.

To ensure best service and advice is delivered within the department and in line with the companies’ values and mission.

Main Duties & Responsibilities
Commercial Portfolio Management
- To monitor and manage key lease events (e.g., lease ends) to maximise growth and minimise risks.
- To mitigate savings across the portfolio
- To manage and monitor service charge budgets and to ensure service charge budgets and reconciliations are completed in accordance with RICS Professional Statement.
- To liaise with Finance Department to ensure charges and income are correct and up to date; and to assist credit controllers in outstanding arrears.
- To provide support and guidance for the property administrator to resolve the day-to-day management issues.
- To oversee the portfolio to ensure it is managed effectively and professionally, and to provide support as and when required.
- To assist development team in refurbishment or redevelopment project when required.
- To liaise with and actively manage solicitors and external agents with regard to the drafting of new leases and associated documentation, acquisition, disposal and financing due diligence.
Management and Staffing
- To manage performance of external consultants against their objectives ensuring they are in line with the department and the business.
- Work proactively with the Property Assistant to ensure an efficient department.
- To ensure cover for department staff at all times
- To ensure Commercial team adhere to the processes and procedures.
Strategic and Operational
- To initiate and take responsibility for strategic projects and initiatives designed to improve all aspects of the commercial business and increase profitability.
- To support senior management and foster a culture of mutual co-operation and respect in order to achieve a real team spirit.
- To assist senior management with departmental progress reports and KPI reports.
- To assist with the production of annual portfolio valuations as required.
- To assist in the appraisal of acquisition opportunities.
Customers Focus
- To actively manage the client and ensure his requirements are met.
- To ensure all customers are dealt with in a professional manner.
- To deal with complaints and queries from customers promptly and professionally and ensure that customer service is in line with the Customer Charter.
General
- To undertake any additional tasks and responsibilities, necessary to achieve objectives of the role whilst complying with all legal requirements.

Hours: Monday to Friday 9am – 5.30pm
