Description

Our busy Edinburgh office are looking for an enthusiastic and outgoing individual to join their team as a Property Manager. A company vehicle will be made available for use. A Full UK driving licence is essential.

ROLE OF DEPARTMENT:

The role of the department is to provide exemplary levels of service for residential landlord clients and tenants, to assist with the letting and management of residential let properties, to help buy-to-let/investor clients achieve their portfolio growth goals and to identify and develop other income opportunities for all parts of the business.

KEY RESPONSIBILITIES:

• Ensure all business is conducted professionally, ethically and to the highest of customer service standards.
• Overseeing repairs, maintenance, compliance, and property projects within your portfolio.
• Completing property inspections and compliance checks, compiling reports in a clear and concise manner
• Managing end of tenancy deposit negotiations and resolving any disputes, compiling evidence if required for adjudication or mediation purposes
• Pro-actively dealing with difficult or sensitive issues including rental arrears, tenancy evictions, non-compliance issues, disputes etc
• Willingness to hold in-person, telephone and virtual meetings with landlords, tenants, contractors or other relevant parties.
• Monitor and review portfolio performance and ensure targets are achieved and exceeded where possible.
• Establish and nurture good relationships with clients, business connections, branch office colleagues, the wider lettings team and other departments.
• Take responsibility for own personal development and maintain awareness of market conditions and trends, keeping appraised of legislative changes and industry news. Training towards ARLA Propertymark or CIH Letwell qualification (SCQF level 6 or above) if not already achieved.
• Engagement with marketing department to increase profile of landlord services via the company’s social media outlets.
• Actively manage and minimise any risk to the company, whether financially, legally, or reputationally, ensuring compliance with the Letting Agent Code of Practice.
• Identify and develop other business opportunities for this or other departments within the firm including sales, financial services, etc.
• Providing support to the management team and colleagues to ensure the smooth running of the department, working together to deliver exceptional customer service and achieve performance related bonus targets.

• HNC or HND Legal Services
• Business, legal, property or financial degree
• Propertymark residential letting & property management level 6 qualification or equivalent (or willingness to train towards)
